BMS system and implementing the smart system of managing and controlling the energy in the buildings with the aim of achieving a sustainable development

Abstract
The limitation of energy resources, environmental pollution, and huge upstream prices of developing the energy resources are the government concerns in the developed and developing countries. Statistics of the energy dissipation in Iran clearly show that over 73% of Iran total energy share is allocated to excessive consumption of energy in buildings and commercial sectors. Meanwhile, organizations need to spend a lot of money for effective measures in order to develop the culture of reducing energy consumption so that in a short time, we can find considerable increase in people awareness in this regard. Now, the majority of people have different viewpoint to the energy compared to the past and have increasingly recognized the importance of saving energy. Culture development, production of technical equipment and heating systems with maximum energy efficiency, installing double glazed windows, using materials which minimize the energy loss in buildings, using certain types of glass etc. are the factors that respecting and applying them in any building, will certainly save a significant percentage of energy per year. Making use of smart buildings management system, besides saving time and labor costs, will remove a lot of acts that building occupants are doing involuntarily as habits, and also increases the efficiency of the system and reduces the energy consumption and costs and its error tolerance.Applying merely the equipment and materials which prevent energy loss is not sufficient for optimizing the energy consumption. For instance, applying merely the heating systems which highly respect the standard principles and increase the energy efficiency in buildings cannot be considered as useful in optimizing the energy consumption, because when the building is warmed up too much, these systems are not automatically turned off and will cause excessive loss by continuing the energy consumption in the building. Therefore, the necessity of implementing the systems to control these devices seems more urgent than installing the mentioned equipment. Therefore, the lack of such systems for controlling all the building internal sub-systems in order to reduce the energy loss leads to loss of a large share of the country's capitals that certainly affects gross domestic product.Incorrect patterns of energy consumption and its high intensity in Iran is far more than the average standards of the world, and the production and emission of environmental pollutants is one of the concerns and problems of Iran government that reveals the importance of proposing practical solutions to optimize the energy and fuel consumption in Iran. Now, fortunately, some of these systems are being installed and put in work in residential buildings with different functions in Iran.
