NEW TERMS OF REAL ESTATE DEVELOPMENT IN THE RESIDENTIAL AND HOTEL SECTOR

Abstract
The problem situation on real estate market of housing and hotels buildings is under consideration into this paper. The subject of the research is trends and change factors on real estate market of housing and hotels buildings in Kharkiv region. The aim of the research is to determine the characteristics of real estate in housing and hotels complex and to form scientific position about consideration of situation influence factors and its development. There are the following methods which have been applied into this research: monograph and statistic – for study of regional market of housing and hotels estate; space, economic and statistics analysis – for comprehensive study of objects of the research; the method of comparison – for identification of characteristics of development of regional companies in hospitality and tourism sphere and its place in economy; modeling – for development of real estate market functions in service sphere and for identification of its national characteristics. The factors of influence on market activity have been identified. The changes in the positions of constructors in housing sector have been determined. The logical and structural model of real estate market functions has been developed and the characteristics of this market in hotels sector have been identified. It has been found in this research that hotels estate sector in difference of housing sector is more under the influence of market mechanisms then under governmental policies. Practical recommendations, which have been developed in this research, were proposed to implementation for public authorities, managers, owners and managers housing and hotels sectors when developing ways to increase their effectiveness and improvement of legal, economic and instrumental facilities of planning of regional market of housing and hotels sector development.
