Сільськогосподарський земельний ринок в зарубіжних країнах та в Україні: проблеми цін та інституційного середовища

Abstract
До сьогодення земельна реформа, яка триває, досі не забезпечила формування в нашій державі дієвого ринку земельних ділянок власників земельних часток (паїв). У зв’язку з цим у статті було досліджено зарубіжний досвід країн із цивілізованою ринковою економікою, зокрема земель сільськогосподарського призначення, які в Україні займають значну частку території країни. Для цього розглянуто основні фактори впливу на вартість сільськогосподарських земель. Проведено порівняльну оцінку вартості орних земель в Україні за нормативною грошовою оцінкою та ринкової вартості. Крім того для дослідження тенденцій змін вартості сільськогосподарських земель в Україні використаємо аналіз цін на земельні ділянки під забудовою. Встановлено, що фундаментальною причиною нерозвинутості ринку земельних ділянок власників земельних часток (паїв) є недосконале інституційне середовище.
