SUBSTANTIATION AND GENERALIZATION OF THE THEORY OF CYCLICAL DEVELOPMENT OF THE REAL ESTATE MARKET

Abstract

The article examines the cycles of the global real estate market, which despite the cyclically-uneven nature of the real estate market qualitatively differ from the cycles of other segments of the global market, and a certain lag phase of real estate cycles from the stages of macroeconomic cycles due to the long-term nature of the construction process and the impossibility of instantaneous satisfaction of consumer demand on immovable property and the location of its buyers. It should be noted the growth of interregional asymmetries in the course of stages of the cyclicality of national real estate markets. At the same time, there is an increasing contrapetancy to strengthen the relationship between different geographical segments of the global real estate market, influenced primarily by the formation of the global economic cycle. The key features of the development of the global real estate market in global coordinates are determined by its cyclic nature with permanently repeating cyclical fluctuations of structural and price dynamics.
