Yabancıların Konut Edinme Tercihine Etki Eden Temel Kriterlerin Sıralanması; Ordu- Giresun İlleri Örneği

Abstract

In recent years, as a result of the government in Turkey making legal regulations that facilitate the acquisition of real estate (land, housing, etc.) for foreign citizens, the country has become an attractive position for foreign citizens to acquire housing. As a result of this situation, it is aimed to determine the criteria that foreigners pay attention to when buying houses in Giresun and Ordu provinces, where they start to buy houses, and to put them in order. In this study, conducted in this context, 7 criteria determined by literature review and expert opinions, and 10 real estate consultants working in these provinces were asked to weight these criteria. Afterwards, the obtained data were analyzed by following the SWARA method application steps and the importance degrees (percentages) of the criteria were determined. The criteria that foreigners pay attention to when buying a house in Ordu and Giresun according to the determined importance degrees, natural beauties (23%), socio-cultural structure (15%), security environment (14%), economic factors (13%), housing features 11%, and convenience in purchasing housing 10%, It has been revealed that there is a legal regulation criterion with 7%.
