DUMLUPINAR ÜNİVERSİTESİ’NİN KÜTAHYA’NIN KONUT PİYASASINA ETKİLERİ

Abstract
The university is a influential institution on space where it is located. When the university’s impacts literature is reviewed, it is seen that the researchers generally focus on the university's economic impacts such as expenditure and employment. In addition to these "measurable" effects, it is clear that the university can affect many spatial elements of the city such as housing market, migration and demographic structure, transportation, health, sports, arts and cultural activities. However, these spatial effects are often overlooked. The aim of this study is to show the effect of Dumlupınar University on the housing market of the city of Kütahya. The first and most basic need of the immigrants who emigrated to the city due to the university's presence in the city is undoubtedly the residence. The demand for residency has created two kinds of effects on the housing market of Kütahya. The first is the emergence of new housing estates due to the high demand and thus the physical development of the city and the second is the emergence of different quality housing for the new immigrant profile. In other words, Dumlupınar University has also caused qualitative transformations as well as quantitative in Kütahya's housing market. According to the findings obtained from the analysis of satellite images and data collected from sahibinden.com website, Kütahya city together with the establishment of Dumlupınar University developed especially towards Germiyan Campus (southeast). Alongside the emerging new neighborhoods, there have also been changes in the quality of the houses built. In addition, it is determined that the choice of the house with the property is also the foreground when the housing announcements given for Kütahya city center are examined. These findings are of interest from the point of view of the impacts of the university on the housing market of a medium-sized city.
