Abstract
The article explores the beginning of the practical development of the TEDZ, namely the initial stage of land development, observation of the actual development process and its connection with the subsequent process of real estate development in the TEDZ, the analysis of their relationships. This specific model is theoretically generalized, its regularities are clarified, and its merits and demerits are estimated. The article proves that, in accordance with the Chinese experience of capital transactions, it will be possible to increase economic growth, accelerate the adoption of market principles by the regional economy, improve the way and means of government support for economic development, and implement healthy, long-term development of the regions.
