THE INFLUENCE OF ENVIRONMENTAL FACTORS ON REAL ESTATE VALUE

Abstract
The article deals with environmental factors that affect the value of the property and allow specifying the main parameters of the quality of the environment. The influence of the environment affects for a long period of time, it is commensurate with the life expectancy of people. The state of the world around us changes from year to year. The professionalism of the real estate appraiser can adequately reflect the impact of environmental factors, both positive and negative, on the value of the object. The favourable environmental situation in general in the territory of the estimated real estate expands significantly the scale of demand for it. The direct dependence of the qualitative state of the natural and anthropogenic environment of the object of assessment and its cost is particularly noticeable in adverse conditions of cities and industrial zones. The study and consideration of the impact of environmental factors on the valuation of real estate is quite a new and promising direction in the scientific, financial, and economic sphere, so it is relevant at the moment.
