Construction industry of Ukraine: analysis of dynamics and determination of development directions

Abstract
Introduction. Сonstruction is a strategically important sector of the national economy which ensures the welfare and socio-economic development of the country. Expansion of construction enterprises gives a large multiplier effect in the form of growth in total income. Therefore, the analysis of the construction industry is constantly relevant and its results largely reflect the economic situation of the country as a whole. A large number of scientific works are devoted to the study of problems, the evaluation of results and the determination of opportunities for the development of construction in Ukraine. The articles reviewed cover the period from 2010 to 2016 and reveal the author's vision of the trends of this time. The dynamism of the market environment and the instability of the macroeconomic situation in Ukraine make it necessary to continuously monitor the state of the construction industry and observe the influence of various factors on the results of its activities. The purpose is to determine the nature, features of changes in the construction industry of Ukraine and strategically important areas for further development. Results. The dynamics of the volume of construction work performed and price indices for them have been analyzed for the period from 2012 to 2017. It is shown that the industry indicators clearly reflect the changes that occurred in this period in the Ukrainian economy. It was noted that the decline in the construction of non-residential buildings and engineering structures from 2012 to 2014 coincides with the decline in real GDP of the country. Herewith a steady increase in the nominal value of housing during the period 2012-2017 is shown. This is due to the difficult situation that has long been formed in Ukraine in the housing market. On the one hand, the high demand of the population for it, on the other low solvency of demand. Therefore, in this sector of construction, the strategic direction is to reduce the cost of housing, primarily due to a decrease in its cost. As an important reserve for reducing costs, greater use of domestic materials in construction is considered. Conclusion. The construction industry is very sensitive to the macroeconomic and socio-political situation in the country. At the same time, the volume of construction products for infrastructure and industry is directly dependent on business activity in the real sector of the economy. The volume of housing, in addition to general macroeconomic factors, is significantly affected by the housing market conditions. It is concluded that it is the housing construction subdivision that requires the development of strategically important steps for the country's socioeconomic stability, first of all, in the direction of cheaper housing and ensuring its availability for the population. Opportunities for this can be provided by the development of domestic production of building materials.
